Nobody wants to be the person whose report ended a sale, but that is the job, and the owner's next question is always the same: what do I do now? This page exists so you have a straight answer. No fee, no arrangement, nothing that touches your independence. Just a buyer who takes on exactly the defects you report, with no survey of their own.
What we buy
The findings that end mortgaged sales are the findings we buy around. Active or historic subsidence and structural movement. Severe damp, rot and timber decay. Non-standard construction, including PRC systems and RAAC. Fire and flood damage. Cladding with no EWS1 or a B2 rating. Property that is uninhabitable or has stood empty for years. Roofs, floors and walls that have failed.
We buy with our own funds as a principal. There is no lender behind us to decline, no valuation to fail, and no chain. We price the actual issue and the actual cost of putting it right, and we set that reasoning out in a written offer.
Your report is the most useful document a seller can send us. We do not commission our own survey. A recent, competent report shortens everything, and the owner has already paid for it.
Why there is no fee
Your value to a client rests on independence, and a referral fee would compromise it. So there is none, and we will not offer one. What we are asking is smaller: that when a client asks you, off the record, what people in their position actually do, you know we exist and can say so. That is all. If you would rather never mention a buyer by name, the situation pages on this site (subsidence, non-standard construction, cladding, a sale that fell through on survey) are written for owners in exactly that position and you can point to those instead.

- We come back within one working day, and a written offer follows within 24 hours of speaking to the owner.
