You know the moment. The survey lands, the lender wants a retention or a structural report or simply declines, and a sale that was six weeks in falls apart. You are left holding an instruction that the next mortgaged buyer will fail on in exactly the same way, and a seller who wants to know what you are going to do about it. We buy that property, for cash, and we pay you for the introduction.

The instruction you cannot sell

Some properties are not going to complete with a mortgaged buyer, however well you market them. Subsidence or movement on the survey. A lease that turned out to be 64 years. Damp that produced a retention the buyer could not fund. Non-standard construction the lender's panel will not touch. Cladding with no EWS1. A house in probate that has not been touched in twenty years.

Relisting puts the property back in front of the same lenders. Auction gets a price set by the room on the day. A cash buyer who understands the defect is the third route, and it is the one that lets you close the file with a completion rather than a withdrawal.

We do not need a lender, a valuation or a clean survey. We buy with our own funds as a principal, price the actual issue, and complete on a date the seller can plan around.

What you get

The one thing you must do

Tell your client about the fee before they decide anything. Under the National Trading Standards guidance on referral fees, an agent must disclose that a referral arrangement exists, with whom, and how much it is worth, and failing to do so carries real consequences. It is also, frankly, the honest thing, and disclosed fees do not damage trust; hidden ones do.

We make this easy. When we confirm the arrangement in writing we include a short paragraph you can send or say to the seller, so the disclosure is done properly and once. If you would rather have no fee at all, that is fine too, and the referral works exactly the same way.

What we need from you

  • The postcode and, if you have it, the address.
  • What went wrong. A sentence is enough: "survey found movement, lender declined", "lease is 61 years", "retention of £30,000 the buyer could not fund".
  • The survey, if the collapsed sale produced one. It is the most useful document anyone can send us.
  • Whether the seller has agreed to be contacted. If not yet, we speak to you first and only you.

Questions agents ask

Does the seller pay anything?
No. Nothing, in any circumstance. The introduction fee is paid by us to you, only if we complete, and your client is told about it before they decide anything.
What do I have to tell my client about the fee?
That a referral arrangement exists, who it is with, and the amount. That is the National Trading Standards guidance on referral fees and it applies to every agent in England and Wales. We give you a short paragraph you can send or say, so the disclosure is done properly and once.
Do I lose the client?
No. You referred them; you stay their agent for anything else they need, and if the cash route turns out not to suit them the instruction is still yours. We are not an agency and we do not list property.
How fast can you actually move?
A written offer within 24 hours of speaking to the seller. Exchange within days in straightforward cases, and completion in about a week once solicitors have what they need. If the seller has an onward purchase with a deadline, tell us the date and we will say straight away whether we can meet it.
Will you use the buyer's survey?
Gladly. If the collapsed sale produced a survey, it is the most useful document anyone can send us. We do not commission our own, so it shortens everything.
What if the seller wants what the first buyer offered?
Then we will say honestly that we cannot get there, and why. The first buyer was borrowing against a property the lender then refused. Our figure prices the actual issue the survey found, not a fear of it, and we show the reasoning. Some sellers take it, some relist. Either way you will have a clear answer within a day rather than a month of silence.
